What a replacement actually involves
A replacement means the old roof comes off completely, down to the wood deck. Roofing over an existing layer is faster and cheaper on paper, and it hides every problem underneath it. We do not recommend it and most manufacturers will not warranty it.
Once the deck is open we walk it and look for soft spots, rot around penetrations, and any decking that flexes underfoot. Damaged sheets get replaced before anything else goes down. This is the part of the job nobody sees and the part that decides how long the new roof lasts.

Choosing the material
Most homes here get architectural shingles. They handle Texas sun, they take a hail hit better than a three tab, and the price is reasonable. Owens Corning is what we install most often, and we are an Owens Corning Platinum contractor.
Some houses call for something else. Standing seam metal costs more up front and lasts far longer, which matters if you plan to stay. Clay and concrete tile show up on a lot of older San Antonio homes and need a crew that has handled tile before.
