Trees are the local variable

Alamo Heights has some of the best tree cover in the area and it cuts both ways. Shade slows the sun damage that hammers roofs out in the open subdivisions, so shingles here often age more evenly. What you get instead is organic debris.

Leaves and twigs collect in valleys and behind chimneys, hold moisture against the roof after every rain, and keep a section damp long after the rest has dried. That is where you find the early failures here. Overhanging limbs also scrub granules off shingles every time the wind moves them, and a branch that comes down in a storm does concentrated damage rather than spread damage.

Older houses, older decking

A lot of the housing here predates modern building practice, and when the old roof comes off we regularly find plank decking rather than plywood sheets. Plank decking is not a problem in itself, but the gaps between boards matter for fastening, and boards that have been wet at some point in the last eighty years need replacing rather than covering.

We price for the possibility of decking work up front and show you what we found before we replace anything. Nobody likes a number that moves after the job starts, so we would rather have that conversation on day one with photographs.
