What a commercial roof asks for
A flat roof does not shed water the way a pitched roof does, it moves it. Everything depends on slope to the drains, on the seams holding, and on the detailing wherever something comes through the deck. When a commercial roof fails it is almost never the field of the membrane, it is a seam, a curb, a drain or a pipe.
That means an inspection on a commercial building is a different job from a residential one. We check drainage first and look for the ponding that shortens a roof's life more than anything else, then we walk every penetration, every curb around the units, and every termination at the parapet.

How we work with property managers
If you are responsible for more than one building, the useful thing is rarely a quote on the roof that is leaking today. It is knowing the condition of all of them so next year's budget is based on something real.
We will inspect a portfolio and give you a written condition report per building, with photographs and a rough priority order. What you do with it is your call, and there is no obligation to have us do the work.
