What San Antonio does to a roof
The damage here comes from two directions. Sun does the slow work: long summers of direct heat that dry out asphalt shingles, cook the granules loose, and split pipe boots years before the shingles themselves are finished. West and south facing slopes always age faster, and on a lot of houses you can see the difference from the street.
Hail does the fast work. Bexar County sits in a corridor that gets hit often enough that most roofs here will see at least one significant event in their life. The damage is rarely visible from the ground, which is why so many homes carry bruised shingles for a year or two before anyone notices water.
The housing stock
San Antonio is not one kind of house. There are 1920s bungalows near downtown with original decking, ranch homes from the sixties and seventies across the north side, and subdivisions off 1604 that went up in the last fifteen years and are now hitting the age where the builder grade roof gives out.
That last group is a big part of our work. A builder grade three tab installed in 2008 is at the end of its run, and the owners are often surprised because the house still feels new to them. The roof does not care how new the kitchen is.
Older homes near Monte Vista and King William come with their own considerations. Steeper pitches, original tile or slate on some, and decking that needs looking at before anyone quotes a price. We open those roofs expecting to find something and we price the decking honestly rather than discovering it on day two.
