Why Austin roofs wear differently

Austin sits at the edge of the Hill Country and the terrain changes what a roof faces. Houses on exposed ridges and hillsides take wind that flatter parts of the region never see, and wind is what lifts shingle tabs and starts the failure that water later finishes.

The tree canopy in the older central neighborhoods is dense, so you get the same debris and shade pattern that Alamo Heights deals with. Move west and the cover disappears and full sun becomes the dominant problem instead. Two houses fifteen minutes apart can need attention for opposite reasons.

An unusually mixed housing stock

Central Austin still has a lot of small older homes with roofs that have been repaired repeatedly rather than replaced, and layered repairs eventually stop working. When we open those we frequently find more than one roof already on the deck, which is a problem for weight, for fastening, and for any warranty.

Then there is everything built in the last two decades, spreading north and west, much of it on builder grade material that is now reaching the end of its service life at roughly the same time. Whole streets come due together.

The modern architecture around town brings low slope and flat sections into residential work far more than in San Antonio. A flat section on a house is a commercial detail on a residential roof, and it needs to be treated as one rather than shingled and hoped for.
