What we check
We get on the roof and go slope by slope. Shingle condition, granule loss, lifted or missing tabs, nail pops, and the state of every penetration. Then flashing at walls and chimneys, valleys, and the pipe boots, which are the single most common failure point on a Texas roof because the rubber dries and splits in the sun.
Where the roof is too steep or too fragile to walk safely we fly it and photograph it from above. That is also how we document a whole roof quickly when a claim is involved.
